Rental Analysis

With over 18 years in property management, my goal is to protect your asset as if it were my own. In hiring me as your property manager you can feel confident that your investment property is in excellent hands. I started my career in real estate 20 years ago working in the call center for West USA Realty. From there I moved into multifamily property management and stayed in that lane for 15 years.  The last three years of my career have been as a property manager for a single-family home portfolio. 



Services include: 


Marketing the home on MLS and 100+ rental websites
Placing lockbox on home to ensure secure showings only
Screening all applicants over the age of 18 (credit, criminal, income verification and rental history)
Creating all contract documents for homeowners and tenants
Scheduling and coordinating all maintenance needs during occupancy and vacancy periods
Completing Photo Move in and Move out inspections
Handling all communication with tenants and owners directly
Processing all move out accounting
Collects all rent funds and processes monthly owner distributions
Deal with all tenant issues including late rent, breach of lease, etc.
Pay all vendor invoices (I have access to vendors all around the valley to ensure the maintenance needs are addressed timely)
Pay monthly rental tax to Dept of Revenue
Provides 1099 at the end of the year to all homeowners
